7 Things We’d Tell Our Mom (or BFF) to Do When Buying a House!!
Buying a house is exciting—but it can also be overwhelming. If we were sitting down over coffee with our mom or best friend, here’s exactly what we’d tell them to do to protect themselves and make smart choices during the home buying process:
1. Never Waive All of Your Inspection Contingencies
We get it—competition can make you feel like you have to throw caution to the wind. But waving all of your inspection contingencies? That’s a risky move. At the very least, keep some general limited inspection rights in place. You need to know what you’re walking into (and what might be lurking behind the walls). Safety and big-ticket repairs are no joke!
2. Keep the Contract Short and Concise When the Opportunity Presents Itself
When the market allows for it, don't overcomplicate things. A clean, simple offer, especially one that doesn’t drag out the closing timeline—can make you a more attractive buyer. Sellers love certainty. When you can give that without sacrificing your protection, do it!
3. Use a Lender with Experience and a Solid Team
Not all lenders are created equal. The ones who understand your local market and have a responsive, knowledgeable team behind them; they make all the difference. Your loan process will be smoother, your questions will be answered quickly, and your closing is more likely to stay on track.
4. Avoid Situations Where You Have to Sell Within 2 Years
Life happens, and plans change but the focus should be longevity versus a quick sell within 2 years. Why? Because of potential tax consequences, market shifts, and transaction costs. Try to plan for staying at least 3–5 years so you’re not backed into a corner.
5. Even If You Don’t Fully Agree with Your Realtor, Listen to What They’re Telling You
We’re not saying your agent is always right—but we are saying their experience is worth considering. A good realtor has seen it all, and their advice often comes from patterns they've spotted over time. Listen with an open mind, then decide what’s best for you.
6. In a Multiple Offer Situation? Ask Your Realtor How to Break the Tie without Spending More $$$$
Price isn’t the only way to win. Your realtor might suggest offering flexible closing dates, increasing earnest money, or removing non-essential contingencies. Lean into creative solutions before throwing extra dollars on the table.
7. When Hiring a Home Inspector, Look at Reviews and Credentials—Not Just Price
A cheap inspection that misses serious issues can cost you way more in the long run. Look for inspectors with strong reviews, proper certifications, and ongoing education in the field. This isn’t the time to bargain hunt.
Bottom line: Buying a home is a big deal. Take your time, surround yourself with people you trust, and make decisions that future you will thank you for.
